It's not a get-rich-quick scheme; it's a grind that demands detailed due diligence, construction oversight, and smart financing. But when executed correctly, it's a wealth-building machine. The BRRRR Method Unpacked: Buy & Rehab Right

The "Buy" phase is the foundation. You're hunting for distressed properties, typically 20-30% below market value (after repair value, or ARV). Think properties that need serious work: outdated kitchens, dilapidated bathrooms, structural issues, or even code violations. This isn't for the faint of heart or those allergic to contractor invoices. Your initial purchase price, let's say $150,000 in a growing market, needs to leave substantial room for renovation and profit.
